🔑 Check-In Instructions
Our full check-in instructions will be sent 24 hours before your stay. These will include all the details needed for a smooth arrival.

Please note that the property is accessed via a lockbox. The lockbox code will be sent 1–2 hours before your check-in time.

Standard check-in is from 4:00 PM.

⏰ Early Check-In Requests
Early check-in may be available, depending on the booking schedule and housekeeping availability.

Early check-in is charged at £20 per hour.

Please note that if another guest is checking out on the same day, our housekeeping team will need enough time to prepare the property. In some cases, early check-in may not be possible.

🚪 Check-Out Time
Standard check-out is by 10:00 AM.

⏳ Late Check-Out Requests
Late check-out may be available depending on bookings and housekeeping schedules.

Please contact us by 10:00 AM the day before your departure if you would like to request late check-out.

Approved late check-out is charged at £20 per hour and must be paid the day before check-out. If payment is not received, housekeeping will be scheduled for the standard 10:00 AM check-out time.

Unapproved late check-out may result in additional charges.

Please note that these starter supplies may not last for the full duration of your stay. They are provided so you do not need to visit the supermarket immediately after arrival.

There are no hidden fees. All important information is provided before booking.

However, additional charges may apply for damages, negligence, missing items, or failure to follow the house rules.

Evidence of smoking: from £100
Lost or damaged items: charged based on the cost of replacement or repair
Stained sofa or carpet: from £100 per item
Missing items: item replacement cost plus £40 admin fee
Lost key: £100 emergency callout or £200 emergency locksmith
Unnecessary maintenance callout: £25
Tampering with alarms or security features: £100
Unapproved late check-out: £30 for the first hour, then £40 per hour after
Failure to pay additional charges: £50
